Simplifying IPL (Maintenance Fee) Monthly Collections
Simplifying IPL (Maintenance Fee) Monthly Collections

How Bayarin Makes Payment Easier for Property Owners
Imagine collecting monthly fees from dozens of tenants without carrying a notebook, calculator, or a pocket full of small change. Sounds better already, right? Wohoo! . That’s exactly what Bayarin does. It helps property owners and building managers collect monthly payments in a faster, cashless, and more organized way using a simple mobile app. No more chasing tenants or writing receipts by hand. Let me show you how I designed this app to make the process smoother for everyone involved.
What I Wanted to Achieve
Before Bayarin, most monthly payments were collected in cash. It was slow, hard to track, and not very efficient. My goal was to turn this into a digital experience that feels simple, fast, and friendly. I wanted to help owners, managers, and on-site collectors get the job done without stress.
Starting with Ideas
I began by mapping out the user journey with quick wireframes. The flow starts when the collector logs into the app. Then they either scan a QR code at the tenant’s unit, search for the location, or type in a tenant code. The app then creates an invoice, and the tenant makes a payment. My goal was to keep the steps short and easy, like following a recipe where nothing can go wrong, unless you're me trying to fry an egg and still burn it. lol

Designing for Real People
After setting the flow, I focused on design. Collectors often work outside, on foot, or in areas with limited signal, so the interface had to be fast and simple. I used large buttons, clean layouts, and easy-to-read text. The payment screen was also designed to feel safe and clear for tenants, even for those who are not used to using apps.

The Challenges
No Internet, No Problem
Collectors sometimes work in places with poor signal. So I made sure the app still works when needed. It loads key screens quickly and lets them scan QR codes without waiting forever.More Than One Way to Make an Invoice
Sometimes the QR code is missing or damaged. That’s okay. The app also allows collectors to search by location or manually type in the tenant code. Just like ordering food, you can scan it, search it, or key it in.Flexible Payment Options
Different tenants prefer different payment methods. Some use mobile banking, some use e-wallets. The app shows all available options clearly, and collectors can select the one the tenant prefers. No confusion, just smooth payment.Receipts That Are Actually Useful
After payment, a receipt is shown instantly. Collectors can print it, show it on-screen, or share it with the tenant. This makes the process feel complete and builds trust.
What’s Next for Bayarin
Bayarin is already helping property owners and collectors save time and stay organized. In the future, we plan to add offline mode, more language support, and better speed. This was a fun and meaningful project to work on. Knowing it helps real people with their daily work makes it even better. I can’t wait to keep improving it.
